Dubai Real Estate Automated Valuation & Opportunity Detection The Dubai Real Estate Valuation & Opportunity Engine is an end-to-end proptech decision-support system designed to estimate real-time property values and identify underpriced investment opportunities across Dubai. Built with Python, XGBoost, and Streamlit, the platform processes over 74,000 historical transaction records while dynamically incorporating 90-day area and project-level comparable sales metrics. Its underlying machine learning core—an XGBoost Automated Valuation Model (AVM)—achieves an impressive 6.24% median absolute percentage error (R² = 0.8896), delivering highly reliable market estimates. Beyond raw valuation, the system features a statistically validated opportunity screening algorithm that flags potential deal dislocations by comparing asking prices against predicted valuations and confidence scores. Deployed through a streamlined Streamlit web application, the project enables real estate brokers and investors to effortlessly input property specs, compare asking prices against market benchmarks, and uncover mispriced assets.
